Mission Statement: The purpose of our joint Social Housing endeavor is to address the worldwide
housing crisis in developing countries, first by acquiring subdivisions of land, second by constructing affordable
low cost housing on that land, and third by providing financing to working families purchasing that social housing
in Costa Rica and elsewhere in Central America. This joint effort helps to house working families, provides children
with a healthier home life, brings running water and sanitation to families and helps to reduce crime and poverty.
Brick Purchase Terms and Conditions
- A person who purchases bricks is a Joint Venture Purchaser (hereinafter the “JVP”) with Vivienda Housing and
Mortgage Corp. acting as the Social Housing Agent (hereinafter the "SHA"), and the builders.
- The SHA shall provide a separate Building Materials Certificate (hereinafter the “BMC”) issued by the
appropriate builder to the JVP for the exact number of bricks purchased by the JVP, with a 10 year maturity
date on each BMC.
- Once the appropriate purchase funds have cleared, a valid BMC will be issued to the JVP.
- The bricks purchased by the JVP will be used for the construction of affordable, low cost housing for working
families in Costa Rica and in Central and South America. Once a low cost house is built and sold to a working family,
the sales proceeds are used to buy more bricks and to build more low cost houses.
- This process continues for a period of 10 years, up to the maturity date set out on the BMC, and subject to item 10,
at which time the JVP or their assignee is paid $340 for each set of fifty (50) bricks they own, being the $100
principal and a $240 profit.
- The purchase price includes purchase, storage, application, use, sale and resale of each set of bricks, up to the
maturity date.
- In order to collect the stated return at maturity, the JVP or their assignee must present the original BMC to the
SHA, or to the builder that issued the BMC, within one (1) year of the maturity date on the BMC.
- Any BMC older than one (1) year after its maturity date shall be null and void, with no return owing or payable to
the JVP or to their assignee.
- A JVP may transfer or assign their BMC to another person, provided the form on the reverse side of the BMC is
fully completed, dated and signed by the JVP at the time of the transfer or assignment.
- Every BMC is subject to the following conditions, which may affect the bricks and materials used, the time to
maturity, the sale of a low cost house, and the amount of the profit paid, and which shall save the SHA and any
participating builders harmless from liability for (a) earth quakes, (b) floods or mud slides, (c) other natural
disasters, (d) war, terrorism or crime, (e) significant political or economic changes, or (h) unforeseen acts of
God, that may adversely affect the stated return in item 5.
- It is understood and agreed by the JVP that affordable, low cost housing projects can be profitable, but are
subject to political, economic, market, natural disaster or other conditions that may adversely affect any stated
returns. That is why every BMC is in the nature of a joint venture between the JVP and the SHA and participating
builders, with the parties sharing the risk.

Terms and Conditions continued .....
- The JVP is eligible to participate in the Vivienda Housing marketing program.
- The SHA may issue a BMC and/or a Tree Owner Certificate (hereinafter “TOC”) as a bonus to any JVP who is
eligible to receive such a bonus pursuant to the Vivienda Housing and Mortgage Corp. marketing program.
- The JVP agrees that for every $100 worth of bricks sold directly by them as a Referrer to a new or existing
JVP, the Referrer shall receive one (1) free tropical rainforest tree with a ten (10) year maturity value of $34,
provided the Referrer’s name is on the Social Housing Joint Venture Agreement. Every TOC issued with
bonus trees will be honored at maturity in the same manner as any other TOC issued in the SHA’s tree marketing program.
- For every $400 worth of bricks (i.e.: 200 bricks) purchased personally by the JVP, the SHA will provide a bonus
of an additional 50 bricks to the JVP. The SHA will issue a BMC for the bricks purchased that includes the bonus
bricks and that is honored at maturity in the same manner as any other BMC in the SHA’s brick marketing program.
- The SHA and the builders shall determine, in their sole discretion, in which jurisdiction and on which parcel
of land the affordable, low cost homes are built, the sizes of the houses, and the construction method best suited
to the local market, building code and other requirements.
- Every BMC and Social Housing Joint Venture Agreement is limited to the bricks used for affordable,
low cost housing projects. It does not include or involve the land used for those projects. Any profits earned from
the bricks in excess of the stated returns in item 5 are the property of the SHA and of participating builders.
- The JVP hereby agrees that in the event of a complaint or other issue that cannot be resolved, the JVP
consents to the SHA engaging the services of an arbitrator in the Province of Alberta, Canada, whose decision,
including costs, shall be binding on the parties to this BMC or Social Housing Joint Venture Agreement.
- The JVP hereby agrees that there are no other oral or written representations or warranties made, save and
except for those found in the BMC or any applicable Social Housing Joint Venture Agreement issued
pursuant to this purchase of bricks, and that this is the whole of the agreement between the parties.
- Every BMC shall be governed by the laws of the Province of Alberta and those of Canada, and the courts
of the Province of Alberta shall have jurisdiction to hear any dispute appealing a decision made by arbitration.
- Bricks may be purchased through PayPal, or by cheque, money order, cash or bank draft. Canadian residents must
pay applicable G.S.T.. US customer not using PayPal are asked to please use International Bank Drafts or cash only,
to avoid long clearing times on their transaction. US customers are not required to pay G.S.T..
