Vivienda Housing and Mortgage Corp. (“Vivienda”) has a simple 10 step
program for purchasing affordable low cost
housing in Costa Rica to help working families while making money. A Purchaser must sign two forms for every house
in which they invest. First, there is Vivienda's Real Estate Purchase Agreement for each lot and house. Second,
to make sure that one's purchase is safe and secure one signs a Property Management Agreement for each lot and
house, appointing Costa Norte Trust Company S.A. as the property manager and trustee. The second document allows
the trustee to sell each property and buy another one on behalf of the Purchaser, which is what generates the capital
gain paid annually to purchasers.

For purchasers of multiple houses, please note that two of each agreement is required for each house
purchased, as all agreements are signed in duplicate. That is because each house has a separate legal description,
which is reflected in the agreements. In addition, of course, the purchaser gets one copy of each agreement, and
Vivienda gets the other copy. These downloads are for your information, we will of course prepare the documents for
