Vivienda Housing and Mortgage Corp. (“Vivienda”) is not a start-up.
We have been operating since 2005 and are well past the planning stages. As an active business our primary goals
are to grow our affordable low cost housing program and to satisfy our investors. Too date, we have been successful
on both fronts, with several thousand houses built, and a large number of happy working families, investors and supporters.
Our dream for the future is to find a source of funds that will allow us to provide a short term (2 year)
mortgage financing package to working families in Costa Rica. It would allow us to build many more houses, because more
working families would have access to home purchase financing. After 2 years, those families would have equity in their
new homes and a credit rating, which would allow them to switch their mortgage to a bank. We have complete confidence in
this approach, because since we began our program we have not had a single foreclosure.
We would love to expand our efforts to neighbouring Nicaragua, but that too is contingent on having a
mortgage or home finance fund in place for the working families that purchase our affordable low cost homes. There are
non-profit foundations that would gladly administer such a mortgage fund for us. The other option, equally viable, is
to use such a fund as a way of financing people on a "rent-to-own" or "lease-to-own" basis, until they have equity and
a credit rating, at which point the banks can take over. This is something for which we can tailor a business plan.
